Overview
I would like to build a 3 car garage with a 2 post lift on the main floor and a workshop on the second floor. I would also like to have a driveway from the road to the garage.
Garage Summary
3 car garage with a 2 post automotive lift. I would like the garage to have a second floor similar to the house’s A frame. I would also like to consider adding two dormers to increase upstairs space and for aesthetics facing the road (south facing). I would like to use the upstairs as a workshop and eventually as an office (after installing climate controls).
- 4” thick concrete floor with drains piped to exterior
- 2 areas with thickened floor for future lift
- 2x6 walls with osb and house wrap
- Attic trusses 2’ on center with 3/4” subfloor in upstairs room
- 42” wide stairs to loft
- Two 6’ wide dormers in loft
- Metal roof and vinyl siding (that matches house)
- Three 9’ x 10’ overheads with openers
- Six 36x60 windows
- 1 exterior door if possible
Build minimal viable garage
- interior of garage can be completely unfinished. No insulation, no drywall, minimal outlets, heat/air, no gas appliances, no water/sewer connections.
- I WOULD like to have the garage door openers installed by a professional.
- Ensure all utilities and wire runs are installed. I would like water/sewer, gas, electric, and perhaps some sort of conduit tunnel between house and garage that I could use to run wires like cable, network, fiber, etc..
- Utilities can be capped or unused I just want to make sure they are ran before driveway/cement goes in as it may be difficult or more costly afterwards.
- Cement floor with radiant heat? Would consider just putting in the pex and routing to location for future boiler and capping the pex temporarily.

- I should consider in floor heating for garage. Gas or heat pump?
- Gables vs flat roof?
- Metal vs shingle roof?
- Siding to match the house.
- Garage 1st floor height. 10ft? 12ft? More? Enough for lift?
- Cement type and comp for lift support?
- Second floor may get used to store some heavy equipment. How much weight is too much?
- Would the garage need to have support poles? Or a metal beam to support upstairs weight?
- Paved Driveway
- Considering that I may want electric car charging in the future, potential for a second floor apartment, I may want a welder, AC, large air compressor, and other high current items. What level of electrical should I consider? 200amp? 400?
After build
Here is a list of ideas that I might implement in the future depending on how I end up using the garage.
- Install needed outlets and lights
- Insulating the garage
- Drywall
- Finishing upstairs floor
- Installing boiler for heated floor on main level. Also for upstairs as well?
- installing air compressor and routing compressed air to locations around garage via PVC or copper piping.
- moving computer server rack to garage
- Installing Heat pump with air conditioning for upper level minimally or whole garage ideally.
Considerations for future updates or modifications to how the space is used
In the future I may want to convert the upstairs workshop/office If I ever decide to purchase a different house. I plan on using this house as a rental. perhaps the first floor of the garage could also be used as an apartment?
